Five Hints for Swifter Turn Times

The appraisal profession is continuously evolving. Commonly, it seems, appraisers are asked to offer more information or have steps added to their process. They do this extra work to ensure their client has the best information to be had. In order to stay current with the constantly changing requirements, MWW Appraisals LLC is continuously seeking new tools and improving processes to increase efficiency so we can do more work for more effectively. At MWW Appraisals LLC we know that time is important to everybody, so we've listed a handful of items you can do to reduce turn times whenever you order an appraisal with MWW Appraisals LLC.

Are you ordering appraisals online?
With online ordering, you automatically get e-mail acknowledgements that the order was received, and fast, secure .PDF format report delivery. Ordering online is the single biggest time saver available to both of us! We don't have to manually enter information from a fax, and nor will you wonder whether the order was received.
Are you providing complete and accurate information about the subject property?
There's nothing like being one number off on the street address to unnecessarily slow down an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are good data to pass long with your request. Even a list of recent sales in the area is welcome — remember, however, that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours might differ from yours.

Feel free to call us at if you have any questions about your property or an appraisal we're working on for you.

Are you telling us up front any elements of the property that might make it unique?
It's relatively easy to appraise a cookie-cutter home. What takes time is analyzing how unique characteristics add to or detract from what otherwise would be a property's market value. Let us know up front when ordering your report if there are unique features of the home or surrounding area -- for example, it's had a recent addition put on, it's subject to zoning restrictions, it's susceptible to flooding. These are things we'd find out on our own anyway, and knowing them as soon as possible makes your report arrive earlier.
Does the homeowner know what to expect?
Setting an inspection time and date with the homeowner can be one of the most time consuming parts in the appraisal process. Many current homeowners are understandably apprehensive with the fact an unknown persons wants to come in their home, look around, and take numerous notes. Thinking that it will increase the value, a few homeowners believe they must make the place spotless before the appraiser comes by. So they reschedule the appointment until they can get around to cleaning.

Coming from you -- a person they are working with on their loan -- a little bit about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and can shorten the appraisal inspection time. They can even call us if they want to familiarize themselves with our staff and services. Remind them it's in their interest to set the appointment without delay!
